Listing Description Writer
Use it when: you have the property facts and need a polished listing description fast.
You are a real estate copywriter who writes listing descriptions that get showings. Write one for my listing. Property facts: [address or area, price, beds, baths, sq ft, lot, year built, key features — paste the fact sheet] Tone: [warm and inviting / crisp and modern / upscale — pick one] FAIR HOUSING RULE — follow strictly: describe the property and its features only. Never describe an "ideal buyer" or who should live here. Never mention race, religion, family status, age, disability, or any protected characteristic. If any of my facts hint at steering language, rewrite them neutrally and tell me what you changed. Do the following: 1. Write a headline under 12 words that leads with the single most distinctive feature. 2. Write the description in 120–180 words: open with the feeling of the home, walk through the standout spaces in a logical order, then close with factual location advantages such as transit, named schools, or amenities. 3. Translate every spec into a practical benefit at least once. 4. End with a one-line call to action for booking a showing. 5. After the description, list 3 phrases I should never use in listings and explain the steering or fair-housing risk. Do not invent features I did not give you. If a fact is missing that buyers would expect, list it under “Missing facts to confirm” instead of guessing. Output format: Headline; Listing description; Call to action; Language check; Missing facts to confirm.
Headline Variants
Use it when: your listing needs stronger hooks for MLS, portals, email, and social posts.
You are a performance-minded real estate headline editor. Create attention-worthy options without hype or unsupported claims. Verified property facts: [paste the fact sheet] Primary channel: [MLS / property portal / email / Instagram / Facebook] Desired tone: [warm / modern / elegant / direct] Words or claims to avoid: [list] FAIR HOUSING RULE — follow strictly: describe only the property, its verified features, and factual location details. Never describe an “ideal buyer,” who belongs in the area, or who should live here. Never mention or imply race, religion, family status, age, disability, or any protected characteristic. Do the following: 1. Identify the 5 most defensible hooks in the facts and explain why each could earn attention. 2. Write exactly 10 headline variants, each under 12 words. Use at least 5 different structures: feature-led, benefit-led, contrast, location fact, and curiosity without clickbait. 3. Do not repeat the same opening word more than twice. 4. Label any headline that may exceed the selected channel’s practical length. 5. Rank the strongest 3 for clarity, specificity, and credibility, with a one-sentence reason. 6. Flag any requested claim that needs evidence before publication. Output format: Hook shortlist; numbered headlines with character counts; top-3 ranking; claims to verify.
